HOA Spring Newsletter

Dear Homeowners,
Thank you all for making 2025 such a great year for our community. Your continued care, involvement, and pride in our neighborhood truly make Oaks at Beach Lake a special place to live. As we move into 2026, we’re excited to keep that momentum going. Keeping our neighborhood beautiful is a shared effort and we all play an important role.

Seasonal Reminders

With lawn season upon us, please keep the following in mind:

Lawn Maintenance: Please mow your property every 6-12 days. This includes weeds growing along the curb at your property line. For the majority, spraying 2-3 times during the growing season will keep our streets well-maintained. 

Pet Courtesy: Dog waste continues to be a concern. Please be respectful of your neighbors and clean up after your pets.

WOW Fiber Internet Update

WOW! Internet was active in our neighborhood during the week of March 23rd and April 6th installing fiber infrastructure. Thank you for your patience during construction. This work will provide an additional high-speed internet option for homeowners. We will evaluate grass restoration and seeding needs next month as spring weather begins the growing season.

 New HOA Energy Policy

The State of Michigan, as of April 2nd, has a new  HOA Energy Policy (MCL – Act 68 of 2024)  to support responsible and efficient energy use in our community.

Conservation Area Update

Our conservation areas are experiencing a significant increase in invasive phragmites again. A spray treatment will happen in early Fall 2026 to get ready for a controlled burn in Spring 2027. All homeowners near these areas will be contacted, as Plantwise requires their signatures to confirm their understanding of the burn treatment. Annual topical maintenance will take place going forward to stay on top of this issue. These steps are necessary to restore and preserve our natural areas.

Landscaping and Maintenance News

  • Provider Update: Tall Oaks Property Services will serve as both our lawn care and landscape maintenance provider this year.
  • Common Area Mowing: Scheduled for Thursdays (weather permitting)
  • Annual Plantings: Flowers will be installed in late May at our entrances. Landscape beds were recently prepared with fresh mulch. 
  • Additional Entrance Lighting (Proposed): We are reviewing quotes to install electrical outlets at all three entrances for future holiday lighting. Decision pending.
  • Kensington Entrance Project: This will be the final phase of our entrance improvement project. We plan to revisit this project next year. Jacoby was completed in 2024, followed by Scenic Court in 2025. 

Shared Septic Field Update

Thank you to everyone who attended last fall’s meeting with the Livingston County Drain Commissioner and Deputy Commissioner. Progress continues, but: discussions with the Michigan Department of Environment, Great Lakes, and Energy have been difficult and slow. This has delayed installation of the replacement parts. Those affected will receive further notification very soon. We appreciate your patience as we work through this process. 

Trash & Recycling Reminder

We’re asking for your help to protect our roads and streamline services: If you are not currently using Duncan Disposal, please consider switching. Multiple trucks each week increase wear on our roads. When the time comes, we will be responsible for a portion of the repaving cost. Contact Duncan Disposal at 734-48-TRASH. Mention your home is in the Oaks at Beach Lake neighborhood to receive our group discount. Pickup Day: Wednesday (Trash & Recycling). Thank you for prioritizing this effort.
