We hope everyone is enjoying the final weeks of summer! As we begin looking ahead to fall, we wanted to share a few neighborhood updates, reminders, and upcoming dates.
HOA Board Positions – We Need You!
We will have three board positions open for the 2027–2029 term, and we encourage homeowners to consider getting involved for the first time or again!
There is no special requirement – just a willingness to participate, share your perspective, and help support our neighborhood. Your involvement and voice are important to keeping our neighborhood a great place to live.
Nice perk: HOA annual dues are waived for board members.

Neighborhood BBQ Potluck – Saturday, October 3rd at 3:00 PM

Annual HOA Meeting – Tuesday, October 13th at 7:00 PM
Location: Brighton Township Hall (4363 Buno Road, Brighton)

Fall Neighborhood Clean-Up – Saturday, November 14 at 10:00 AM
Location: BLDW Boardwalk Entrance Helpful items to bring include leaf blowers, weed whackers, rakes, trimmers, deck screws, power drills, and, most importantly, helpful hands! Many hands make quick work, and we appreciate everyone who comes out to help maintain our shared neighborhood spaces.
Trash Service Reminder
A few homeowners have not yet transitioned to Duncan Disposal. We strongly encourage homeowners to use our neighborhood’s preferred provider. Trash and recycling pickup is Wednesday. A simple phone call (734-48-TRASH) and mentioning our neighborhood will provide you with a discount and get you on track.
Reducing the number of different garbage trucks traveling through the neighborhood helps limit unnecessary heavy-truck traffic and wear on our roads. This is especially important because the eventual cost of repaving our neighborhood streets will be primarily our responsibility as a community.
Exterior Property Maintenance
Thank you to everyone who takes pride in maintaining their property. Regular mowing, edging, weed control, trimming, and general exterior upkeep make a tremendous difference in the overall appearance of our neighborhood.
Maintaining the exterior of each property is not only required by our bylaws but also greatly appreciated. This upkeep helps preserve the appearance and value of our entire community
Kensington Septic Field – Completed
The Kensington septic field project has been completed. Thank you to everyone for your patience throughout the construction and restoration process. Homeowners directly impacted by the project have received notices regarding their individual next steps.
New Beach Lake Drive East Trailhead – Completed
As part of the septic field restoration project, the Livingston County Drain Commission funded an additional neighborhood trail.
The trail begins near Kensington Road, travels through the pines along Beach Lake Drive East, and extends toward the wooded trail behind our Beach Lake Drive East neighbors.
We appreciate this additional improvement to our neighborhood’s walking and natural areas.
Entrance Electrical Outlets – Approved
Electrical outlets will be installed at all three neighborhood entrances in the near future. This improvement has been requested by homeowners several times over the years and will allow us to add holiday lighting and other seasonal decorations in the future.
We are excited to finally have this infrastructure in place.
Kensington Entrance Sugar Maple – Approved
You may have noticed that the Kensington entrance median is currently missing one sugar maple. The original tree was damaged when it was struck by a vehicle several years ago.
We plan to replace the missing sugar maple before the end of the year, restoring the original landscaping design of the median. A larger plan is developing to renovate the Kensington entrance as we have at Jacoby and Scenic View Court. This project timeline is 2027/2028.
Street Light Outages
Neighborhood street lights are maintained by DTE Energy. If you notice a street light that is out, any homeowner is welcome to submit a street light outage request directly through the DTE website under Street Light Outage.
The light bulbs located on our entrance walls are different and are the H.O.A’s responsibility to maintain. If you notice an entrance light that is out, please notify the Board by submitting an email through our neighborhood website.
HOA Dues Update
Annual HOA dues were due July 31st. Thank you to everyone who submitted their payment on time. We appreciate your prompt attention to this annual obligation. Homeowners with outstanding balances will receive notification by mail regarding next steps.
